Why Waiting to Replace Your Roof Could Cost You More: Roofing Prices Up ~29% Since 2020

If you’re like most of us here at Idaho Roofing Contractors, you’ve seen the price of everything go up significantly in the past five years. It’s no different for roofing. Lately, roofing material prices, especially for things like asphalt shingles, have been climbing. In this blog, we’ll dig into what’s been happening with costs over the last five years for roofing, how often prices have jumped, and why getting your roof done sooner rather than later may be the most cost-efficient option for you. Plus, we’ll share a bit about what our happy customers have been saying on Google Reviews—because their words really show why we do what we do!

Costs Up 29% in 5 Years—and That’s Just Materials

Since March 2020, the cost of roofing materials has increased roughly 29%, according to government data tracking asphalt and tar roofing products (https://fred.stlouisfed.org/series/PCU3241223241222). Here in Idaho, we’ve seen asphalt shingles—super common for homes around here—take an even bigger hit. Back in late 2020, an average roofer could snag a square of shingles for around $84. Now, in 2025, that same square costs an average of roughly $152, by our best estimate. That is a hefty jump, and it’s tied to things like higher demand, supply chain issues from manufacturing, and cost of goods. Roofers get shingles at a bulk discount based on historical and forecasted volumes. This means the larger, more established companies like Idaho Roofing Contractors lower costs through volume purchasing as compared to someone who roofs as a side-hustle.
Those price bumps haven’t come slow and steady—they’ve hit roofers in waves, in some areas as much as 35 times over the last 58 months, which is roughly every other month. Each time, costs have gone up by 2-5%, though some increases were steeper. For the Treasure Valley, that’s added up to a roughly 29% total increase since 2020. And that’s just for materials—labor’s the other side of the total roof price, which we will touch on more later.

Why Now Beats Waiting

Here’s the straight talk—costs are still creeping up, and waiting might mean shelling out more later. Looking ahead, we figure material prices will keep rising by about 5-7% each year through 2030. Starting at $152 per square in 2025, here’s what we might be looking at:
• 2026: $161 per square
• 2027: $171 per square
• 2028: $181 per square
• 2029: $192 per square
• 2030: $204 per square
That’s just material costs, based on a steady 6% bump each year. But it’s not only materials—labor’s getting pricier too, thanks to inflation and the need for skilled workers. We pay our roofers a solid, livable wage so we can keep top-notch talent who build roofs we’re proud to warranty for decades. Betting on the lowest bid roof and you might get a cheap job that leaks or falls apart—costing you way more to fix. Simply put, buy a roof with good materials with a roofer that’s known for quality craftsmanship. As the saying goes, “buy once, cry once.”

We Get It—It’s a Big Call

We know not everyone’s ready to dive into a roof project right this second. Cash can be tight, and we totally get that. But here’s how we can help: grab an estimate now, and you’ll have a clear number to plan around. Get educated on the different parts of your roof, like if you have a low-slope area and what specialized roofing solutions you need for them. It’s all about gaining knowledge and comfort so you can plan for and get set for when the time is right. Plus, we’ve got financing options—lots of folks qualify for 12 months same-as-cash deals. That means you can spread out payments with no interest for a year, which is a lifesaver if you’re not flush with cash upfront.

So, what can you do? Here’s our two cents:

  1. Snag an Estimate: Give us a call for a free estimate and roof inspection. No sales pressure, just a starting point for your planning.
  2. Check Out Financing: Ask about all of our financing options. It’s helped tons of folks plan ahead for their roof replacement project.
  3. Learn About Your Roof: We install a roof system. Each home needs a different solution based on the layout, slopes, weather at your location (wind/snow), and personal preferences on roof types (metal vs. shingle). Find out what works best for your home so you can more easily compare quotes “apples to apples.”
  4. Count on Quality: Our skilled crew’s known for fast, good, and clean work. “They were done in a day, and my yard looked perfect,” one client said. That’s what we bring to the table. (Check out our Google Reviews!)
